Guests are welcome to check-in between the hours of 3:00pm and 7:00pm.  Check-out time is 11:00am.

We understand there may be unavoidable schedule changes during your travels and are pleased to accommodate your needs. We kindly ask that you to let us know as soon as possibly of your travel delay/early arrival so we may plan accordingly for your arrival. There is a 2-night minimum stay.  We always encourage our guests to extend their stay with us!

To secure a booking we require a deposit to be paid in advance equal to 25% of the total stay.

Deposit payments are made online using a valid credit/debit card (Visa, Mastercard, or American Express).  The balance can be paid by credit/debit card, cash, or Fonte Martino Gift Card.

Payment of your booking balance is due prior to departure.

Cancellation Policy:

Fonte Martino is a boutique bed and breakfast where every guest reservation is special to us. We understand that unforeseen circumstances may come up and prevent scheduled travel. Please know that we are compassionate when these situations occur.

We are a family-owned small business and because of our intimate setting and limited number of suites, in the unlikely event that you must cancel, the following conditions apply:

Our standard (non-covid) cancellation policy:

  • Cancellations received more than 21 days prior to arrival: Full deposit refund.
  • Cancellations received 21 days or less prior to arrival: The remaining reservation amount due will be charged to the credit card on file. You will have up to one year from the original arrival date to use the total amount collected as a credit towards a new non-refundable reservation.

Our standard cancellation policy for Group Bookings of more than 1 Suite:

  • Group cancellations received more than 45 days prior to arrival: Full deposit refund.
  • Group cancellations received 45 days or less prior to arrival: The remaining group reservation amount due will be charged to the credit card(s) on file. You will have up to one year from the original arrival date to use the total amount collected as a credit towards a new non-refundable reservation.

Our Flexible Covid Travel Guarantee Through December 31, 2021:

We want you to know that during these uncertain times due to covid-19, we understand the complexities of travel. We want to put your mind at ease and let you know that if travel becomes restricted due to a government-issued border closure, we are pleased to either reschedule your reservation with no fees or apply your deposit towards a new reservation anytime in the future. This applies to all cancellations due to a government-issued border closure received 21 days or less (45 days or less for group reservations) prior to arrival.

We extend this offer to all direct reservations with arrival dates prior to December 31, 2021.

All guests who booked via online travel agents or other third-party travel partners should contact their booking provider for information on their policies for cancellation.

Please contact us if you would like to reschedule your holiday/vacation.

We strongly recommend Travel Insurance to protect you in case of any unforeseen circumstances.

We are pleased to offer our seasonal homemade organic breakfast each morning served on our terrace overlooking Montepulciano.  Choosing the freshest fruits and vegetables from our very own organic gardens and combining those ingredients with only the best produce, meats, and cheeses sourced from local organic farmers, no two breakfasts are ever exactly the same…

If you prefer a private breakfast in your suite, we are pleased to provide this for you at no additional charge.

New Ozone Protocol

  • Our suites are meticulously sanitized with an Ozone cleansing system before your arrival to sanitize all surfaces to eliminate viruses and bacteria
  • Air is charged with electricity to create natural Ozone, which is 3 oxygen atoms bound together
  • Used by major hotel chains, NASA, hospital surgery rooms, etc. and no chemicals are involved in the process
  • Ozone use as a sanitation tool is approved by both the FDA and the Italian Ministry of Health
  • Ozone is over 99% effective on eliminating the COVID-19 virus.

Yes.  Guests are welcome to leave their luggage with us and enjoy the grounds.

In order to provide the most refined and relaxing experience possible, we are primarily an adult-only guest house.  However, we can accommodate those 16 or older with adult supervision.

Although avid animal lovers, we regret that we are unable to accommodate pets.

We are committed to promoting health and wellbeing for our guests, therefore smoking or use of electronic cigarettes of any type are prohibited in guest suites and communal areas.  It is only permitted in a designated outdoor location.

Yes.  We offer complimentary private on-site parking.

Depending on the season, transportation options can be limited in the Tuscan countryside.  We advise all of our guests to have a rental car when visiting Fonte Martino.  If needed, we can suggest a car service for pre-arranged transfers.

Yes.  We provide complimentary Wi-Fi access inside all suites and throughout the grounds of the estate.

Yes.  All suites have state of the art underfloor heating & air conditioning.

The tourism tax in accordance with Council Resolution No. 91 of November 30, 2011 has been in force since February 1, 2012.  The revenue from this tax is used for the promotion and support of cultural and tourism initiatives within Montepulciano.  The tax is payable by non-residents and the amount is €1.00 per person per night.

Yes.  We provide laundry service for our guests using a trusted external service.

Yes.  We have many options for your fitness needs.  We’ve designed a special space on the upper hill of the estate.  It is outdoors and has a panoramic view of Montepulciano and the Tuscan countryside.  Ideal for yoga and meditation (mats provided).  We also provide small weights.  In addition, there is eBike rental services right in town and for those preferring more leisurely exercise, enjoy our Bocce Ball court!
